Refund and Returns Policy

1. In case any buyer desires to cancel the booking / allotment of the Shops and Apartments and get the refund the amount Deposited towards the cost, the amount shall be refunded after re-booking and possessed by other party, also 20% deduction of the total cost as service charges will be charged.

2. The Allot-tees shall pay all development and documentation charges, Electricity, Gas, Water Connection and maintenance charges as per applicable rules.

3. The Allot-tees shall not sub-let, transfer or sell the shops to anyone else without the prior permission of the AL-BAQI Builders & Developers. However the apartments can be transferred after clearance of outstanding dues payable on the date of transfer. The Builder shall charge 20% of unit cost towards Transfer Fee.

4. The schedule fixed for each and every installment for the payment shall be the essence of the contract and demand notice of (15) fifteen days shall serve to the buyer by AL BAQI Builders and Developers. This will be followed by another reminder after (30) thirty days for the payment of the installment at the address provided in the application form. If the pay, not received within the stipulated period the AL BAQI Builders& Developers shall serve a final notice and then cancel the booking / allotment. The amount received by AL BAQI Builders& developers till that time will be refunded when the said shop/apartment is re-booked and possessed by a new buyer, after deduction on 20% the total cost as service charges.

5. Allot-tees shall pay their monthly installments between 1st -10th of every month according to English Calander.  If the allottee delays by 2 days then 0.5% of installment will be charged as late fees or if delays by 02 more then 02 days 10% of installment will be charged.

6. The Allot-tees shall abide by the existing rules and regulations prescribed by the AL BAQI Builders& Developers, the development authority and other concerned authorities.

7. AL BAQI Builders& Developers is allotting shops in AL- BAQI TOWER to general public in accordance with AL BAQI TOWER by law no. 48 (1) and rules of business 2012 the allot-tees shall abide by the AL- BAQI Tower by laws and rules of business 2012

8. AL BAQI Builders& Developers Undertake to complete and deliver the project within the targeted period however if for reason of force majeure which includes acts of God, war (Declared or undeclared) civil commotion natural disaster hostilities, fire, flood, earthquake, explosion, blockades and any other causes beyond control of AL BAQI Builders and Developers, they may abandon the project and will refund amount received from Allot-tees after 20% deduction of total cost.It is clearly understood that in such eventuality allot-tee will not claim interest or damage of any nature what so ever from the AL BAQI Builders and Developers.

9. Allot-tees cannot pressurize or suite case AL BAQI Builders and Developers for refunds and Builder is not bond to refund amount in form of cash/adjustment, also allot-tee does not holds the right to make troubles in office premises.

10. The area of shops/apartments mentioned is approximate. Incase of excess area due to physical demarcation, extra charges will be added to the cost.

11. The Allot-tee shall pay all taxes etc. leveled by federal government, local bodies and municipal bodies or any other authorities/agencies including those existing at present and those that may be levied by the above mentioned and / or other authorities in future.

12. AL BAQI Builders and Develops reserves all the rights for any change in location, size and dimension due to any changes in your layout/ masterplan.
